Colorado’s Making the National Real Estate Beat

So, the real estate market in Colorado is sort of a big deal right now. The nation’s (yes, the nation’s) “hottest” suburban neighborhood is located in the Denver area, according to a new report from Realtor.com. Topping the ranking is the 80239 ZIP code area, which includes northeast Denver’s Montbello neighborhood and adjacent parts of Adams County. Its median home …

Homebuyers Seek Healthy Neighborhoods

In a past life, I headed up health and wellness initiatives at Colorado schools. I raised over $1M to support more movement in schools and classrooms, access to nutritious snacks and lunches, and increased mental health programming in hundreds of schools statewide. Wellness in schools remains a passion of mine, and I’m always interested in learning more about what a …

Denver has truly grown up over the last 20 years that I’ve lived here. It has and will continue to add some exciting new projects to the landscape- from urban marketplaces, open air music venues, and a space to enjoy some exercise and art. Spanning various locales in Denver to Aurora to Lakewood, here’s a list of possibilities to explore …

Drum Roll Please… 2017’s Real Estate Market May Look Strikingly Similar to 2016

“Is the market in Denver just crazy right now?” There’s much a buzz about real estate- some are unsettled and unsure about whether or not they should buy or sell this year. Some are wondering if they are buying at the “top of the market” before the proverbial “bubble” bursts. Some are playing the market- holding off on selling to …

Micro- Markets Tell a Different Story about Denver’s Real Estate Market

There is a litany of buzzwords that are flying around lately in the media attempting to characterize Denver’s Real Estate Market and stir up talk – “appreciation, high purchase prices, seller’s market, bubble, low inventory.” These broad brushstrokes don’t paint the whole picture and can be limiting and misleading to those who are thinking about selling or buying their home. …

So, what can a million dollars get you in Denver Metro’s Real Estate Market?

What if you had a million dollars on hand to devote to a real estate purchase? Buyer Tools Series: BuildFax Reports

I recently learned about the BuildFax Reports from a home inspector whom my buyer clients often use. Let me be clear, I am by no means making a plug for this report (you must purchase the report every time you run one on a property) however, at $29.99, I think it provides the buyer with another layer of due diligence …

Seller’s Series: Even in this hot Denver market, 5 things your realtor should be doing to sell your home

Sometimes, I’m a little embarrassed of my comrades in real estate. Okay, I’d go so far as to say that a handful of times, I’m completely astounded (note, negative connotation) by how realtors poorly prepare and market properties and even more so how sellers don’t demand better. Perhaps it could be that sellers just don’t know what expectations to hold …

Denver’s Historic Homes

When you travel back east and get a sense of just how old our country really is, I know Denver may appear somewhat less impressive, but, Denver can indeed confidently claim neighborhoods with historical character and architectural styles. I recently found out that there are three locations that are applying for designation as historic districts/landmarks- The National Western Stockshow stadium …

Affordable Neighborhoods In Denver, Part II

Where can the Millennials find a place to live in Denver now? I get this question a lot. Back in February I wrote a blog on Affordable Neighborhoods Near Denver, http://lindseyfriedmanhomes.com/2016/02/29/affordable-neighborhoods-part-i/. Before I wrote that post, I actually had to look up the definition of a Millennial- and sadly, I found out I wasn’t one. In October 2004, researchers Neil …

The Broncos and Buyers- Is There a Connection?

Right after the Broncos won the Super Bowl I wondered 1) if even more people would want to move to Denver and 2) if that sentiment would actually play out in Metro Denver’s real estate market. Let’s look at the stats, shall we? The weekends directly following the end of the Bronco’s last game show increased Buyer activity by 35-40% …

Lindsey Friedman's Real Estate Blog - Colorado Home Realty Littleton, Denver, Westminster, Commerce City, Thornton, Northglenn, Aurora, Centennial, Arvada, Broomfield, Lakewood & Erie, Colorado - Affordable Neighborhoods, Part I Lately I’ve been working quite a bit with out of town buyers. No, I’m not a “relo” (that’s agent speak for relocation) specialist (yet!) but these folks have come to me through the referral grapevine and I’m having a blast introducing them to this great city of ours. I know, I know, Denver has changed a lot over the years- I always superficially agree with that statement when people throw it around. However, having moved here 17 years ago myself and now driving around covering a lot of ground with my clients, that statement actually means something. Denver has changed, and when you’re from Tennessee, Kansas, Texas, Missouri, and you’re moving here – one change stands out. Price per square foot. Let’s just say that there are some sticker shock conversations going on during my tours as of late.

Lindsey Friedman's Real Estate Blog - Colorado Home Realty Littleton, Denver, Westminster, Commerce City, Thornton, Northglenn, Aurora, Centennial, Arvada, Broomfield, Lakewood & Erie, Colorado - Littleton: “Anything but Little” Low and behold, it’s actually ranked #24 out of 100 small to mid-size cities with populations between 20,000 and 350,000 in the US according to Liveability, beating out towns like San Luis Obispo (are you kidding?), Manhattan, KS (okay, I can see that) and other places I love like Napa, Asheville, and Lawrence (Rock Chalk). Okay, so it didn’t rank as high as Boulder, but depending on the area you can buy three homes in Littleton for the price of one there...

Littleton: “Anything but Little”

My husband and I have always been Denverites since we moved here 17 years ago- we’ve lived in the Highlands, Hutchinson Hills, Cherry Point, and then…bam! The proverbial urban flight happened…we moved to the “burbs.” Most of our city friends still love us though and unbeknownst to us when we made the choice to move to Littleton, there are many …

2015 was record-breaking for Metro Denver real estate

What an exciting year 2015 was…I love this industry! Never a dull moment. Inventory: The lowest levels of inventory recorded- – 1 month for both detached and attached single family homes in the early spring months of 2015. This means it would take 1 month to sell all of these properties if no more came on the market. It is …
